MESH: build low prim with high detail, just rez as any other object you would rez. Adjust the size as you need as you do with prims. (mind that by increasing you might increase you're Land Impact (prim count)
Im very excited about the possibilities here. Below is what I know so far about this magic - let me know if you find more tricks.
This element is a part that I needed for a build and put them as well on the market.
Please note - these mesh have following Land Impacts (equals to prim count) - the physics shape type is convex hull. Changes to properties size, scripts and linking to other items will change the prim equivalent, sometimes radically. But you can size it down and lower the PE!

Super light and low prim version viewer setting of LOD4 is absolutely needed
All LOD setting are made in such way that the you have a very strong LOD when the setting in your viewer is 4. At a level 2 you will get the typical sculpt collapse at great distance. Everything is always a balance...
Physics shape: unfortunately it doesn't seem to let the physics shape of the stair steps fit perfectly as with prims, you tend to sink a bit in it since the "plane" remains in the middle, this can by my knowledge only be solved with the old sculpty trick - the infamous alpha prim.
Faces (materials) on a mesh object:
Up to 8 faces can be made on a mesh object, in this set it is of no need to include so many, depending the item you will be able to texture 4 or 5.
You can texture each face as you texture a normal prim, inclusive default and planar setting.
You can get to each texture face using the edit menu - tick select face and then go to the texture tab.

We highly esteem ethics and do not resell protected work from other artists or make “derivate textures” of other people unless fundamentally changed and even then only with explicit permission of the other artist.
Any work done in cooperation with Nighty of Twisted Thorn Textures (TTT) are subject to the Terms Of Service of Twisted Thorn and Zed Tremont dba Twiced Backed Textures (TB) End user licence agreement/Terms of Service. Please do have respect for our work and respect the TOS. Please do NOT take pictures of the textures and use them this way. I try to keep my work crisp since it simply looks better. This is not done for the convience of taking pictures, screenshots or any other comparable system and the image is covered unter the protection of International Copyright Law.

The default image shown in the vendor is at full resolution. Please look carefully before you purchase. Since they are full perm they will not be taken back or changed to other textures... Textures packages will mostly be made in 1024*1024, 512*512 or 256*256 Pxs. If specific textures request other sizes due to their nature the ideal proportions will be given in “description”. The eventual use of alpha channels will be mentioned in the name of the texture.
