actually lovely, but NOT 22 prim
this item has a mesh roof cap that is a whopping 70 PE land impact on its own.
With careful editing and removal of that piece with a sculp, that included separating this into 2 sections I was able to drop it to 15 prims.
SO if you can edit it's worth the 9L, but if you cannot it'll blow you prim count out of the water. I suggest the maker of this item find a sculpt roof piece.
