Upgraded with retrofitted mesh doorways and a walkable mesh terrain to give you a fully enclosed 1/4 sim build ready to rez and use.

Great Roleplay setting
I put this up along side the 1/4 sim haunted isle and love it.
It's a perfect setting for roleplay, large and varied enough to have multiple uses and at 500 prims I don't have to worry about deleting something to have enough prims.
As for it being modifiable, I edited several parts of it, including changing a few textures to get it to fit with the rest of my build.
No Modify
The product is advertised as modifiable, but it really isn't.
