Chin Rey's Coniston Villa 02 is a large family house - or even a small mansion - with no less than five bedrooms, a nice little kitchen, a small dining room, bathroom, and of course a living room. A perfect practical house for family rp.
With the black-and-white timberframe facades, the it may look like a medieval house at first glance but it doesn't take long to see it's not. This is a modern Tudor revival house, inspired by medieval architecture.
The house is full of details that makes it come alive and feel real. The molding, the elaborate door handles and door and window frames, the railings... and it's all three dimensional mesh, not painted-on with textures! Apart from the stone facade and the roof tiles and such of course. Doing that as mesh would be too much. Not only do all those mesh details add realism, they also keep the lag down. Textures are one of the most important causes of lag and by making as many details as possible as mesh, we can reduce that to a minimum.
A house like this is made to be seen so LOD - how it looks at a distance - is important. Many mesh houses are struggling there. Not this one though. It will loose some details when viewed from a distance but unless you're running your computer with an overloaded graphics card, it should look great even half a sim away.
Then there's the land impact. Everybody who's tried to furnish a house like this know how critical the prim count can be, especially if you have a family. Often you have to buy or rent more land than you really need just for the extra prims!
This house could probably have been made with prims and sculpts. The land impact would have been about 1500-2000.
It could have been made the way most mesh houses are made. The land impact would probably have been 200-500, depending on the skills of the mesh maker.
But this is not ordinary mesh. This is optimized mesh made by one of Second Life's best mesh makers using every trick and technique in the book. The land impact is 46. No, that's not a typo! It doesn't take more of your precious prim quota than a simple newcomer's cottage used to do!

Chin Rey's Coniston Villa 02 has an overall dimension of 24x16 m. In theory you can fit it onto a 384 m2 parcel but you really want more than that to give it the display it needs.

Modifying the item
Chin Rey's Coniston Villa 02B is fully modifiable. That means you can resize it to any size you like (either manually or with the enclosed MBAGR resizer script) and change the textures to anything you like.
(To avoid any misunderstanding: Chin Rey's Coniston Villa 02B will be listed as not modifiable in you inventory. That is because it contains no-mod scripts. Once rezzed, the item itself can be modified any way you like.)

That means you have permission to use in Second Life as many modified and unmodified copies as you like for your own personal use and as parts of public and rental builds owned by you or a group where you are one of the owners. You do *not* have permission to distribute it in any way (This includes rezzing copies of the item on other people's land for other people's use!) or use it in any way outside Second Life.
