fair price and good quality
i would give this five stars but then i would have to start giving all things 5 stars that were not just above average. I would say that this is a very fair price for what you are given. Its a bit bare a jagged, but you can always put landscape around it. It gets the job done perfectly for fitting a 4096 sq m parcel. When you adjust the size, it keeps its shape perfectly. I would not give it 5 stars because of the jagged/blockish edges on the ramp that goes down to the beach and the shoreline. 4.2 stars is what i feel it should be rated as, and i would tell any potential buyer looking at this item ( that needs to fill their 4096 sq m sim with a beach ) to go ahead and purchase this product, you will feel like you made a good decision doing so... I certainly did.

14 prims! I shrunk it down to the size I needed and still 14 prims..
The grass does tend to be a bit bright, but with a bit of creative landscaping I was able to make a few shadows to soften it some without covering it completely since I'm thinking its a full sun piece of beach area. Still.. I finally was able to put a beach out on parcel! This is awesome!
