Limited modification
Due to the nature of the UVs you won't be able to modify the wallpaper and floor without exporting the (not included) textures, if you're content with tinting it won't be a problem. I however wanted to redesign the walls and floor with my own textures which is effectively impossible due to the baked shadows and packaged UVs.
I would not have bought it had i known this were the case :(
