The treehouse including all outside foliage is only 126 prims.
The accessories that come with the treehouse (the fireplace, 4 hanging plants, and a texture-changing/food and accessory rezzing patio set) add 36 more prims for a total of 162, but can be removed to save prims.
The treehouse is modifiable but the tree is not.

Clicking windows changes textures.
The door is lockable and you can add guests to it. (Clicking above the door brings up a menu)
