The upstairs rear balcony area will have the same floor as the uppers hall. If you have a carpet option chosen, you could glass in that balcony to make a weatherproof sunroom. The front balcony for Bedroom 3 does not get covered. I sort of wish that I had the option to re-floor both balconies (same choice) or neither, instead of tying the one to the common areas of the house. But I'm sure that would be difficult to do without increasing the Land Impact.
More importantly, I love that the "stairs" choice affects both ground level landing area and the middle landing and each step in the staircase. I love that I could go make a single choice for the entire house, then revise where I need to, or I can start off by changing the flooring for each area as soon as I have used the auto place function. I like that some texture-and-tint combinations look more like walnut or cherrywood. I tinkered around with making the "white washed" or "white oak" option carry a slight gray tint to make Aspen or Blue Mahoe before I decided I wanted carpet in that room instead of wood. I also pulled up one of my seamless textures in inventory to make my kitchen floor look like linoleum.
