The part mesh River Oaks House is 179 prims for the house and everything linked to it, including deck.

The house and deck have a footprint of 40 x 42 -- perfect for a 64 x 64 (4096) parcel. The garden walls can be adjusted to fit your land.

REZZING INSTRUCTIONS
********************

1. Rez house box on the ground and copy contents to inventory.
2. Place Rez Box on the ground near the center of the parcel but closer towards the front..
3. L Click the box and choose Rez from the menu. It may take a couple of minutes for everything to rez.
4. Move the rez box around and the house and landscaping will follow.
5. I recommend leaving the box as it is and making it invisible, so you can re-rez in the same spot if you need to. Choose Stealth button to hide floating text.

Place whatever accessories you like according to your prim allowance.
