Ballinger's Villa Montecito was inspired by a villa in Montecito, California. Built around a central courtyard, it is suitable for multiple lifestyles, including Contemporary, Classical, Roman, Tropical, Beach and others.

Through the glass and iron front doors, you enter the Rotunda. To the right are two rooms that can be a Reception Room and a Bedroom, or act as a Guest Suite. To the left is the Owner's Suite, consisting of a Sitting Room, ensuite and Bedroom, with access to the Courtyard. Straight ahead from the rotunda is the large Courtyard, surrounded by a columned Peristyle and having a Fountain in the middle. Continuing on, you reach the main rooms: The Great Hall, with its arched doorways to the garden front; the Dining Room, with fireplace, recessed niche and Garden access; and the open Loggia. These three rooms have elaborate 7m high ceilings, while the rest have 5m ceilings. The remainder of the house consists of a Kitchen with exterior and courtyard access, plus two further Bedrooms, both with Courtyard access.
