Golly gee whiz do I ever have the build for you! Chino's Pawn Shop was built to look like the seedy old pawn shops of Los Angeles, this building looks great in almost any RP city or store region. Weighing in at only 34 land impact (without doors), you can rez this build in a full region or homestead without worrying about your region's or parcel's prims!
Update v1.1: doorframes are fixed and now allow entry/exit! SL decided to change the physics type and break them for some reason. If you have this issue, fix by selecting the frames and setting the physics type to 'none' as seen here: https://i.imgur.com/LM9dkQq.png

Nice looking building But cant walk through the doorway without unlinking and making the doorframe!
