Jolbey Rental System
This is the safest and most accurate Rental System in SL:
- The rentbox could be returned in your inventory, you could take it, and when you ll re rezz it all the data is still there, calculating the time passed when it was in the inventory like the rentbox never stopped to count!
- If you disable the scripts on the land by mistake, or one of your tenants do it, a normal rentbox stop to count the time, and when you reactivate them, it restart to count losing the time while the scripts were disabled, this rentbox has been scripted to avoid this, so that when you re enable the scripts on the land it update itself calculating the time passed like it never stopped to count! (This feature is enabled if the scripts are stopped for more than 3 minutes).
- When a region restart, a normal rentbox stop to count the time, and happens often that the regions are restarted for several hours for mainteinance by LL, so this make you to lose money from the rents, in particular if you have a lot of rentals, this rentbox has been scripted to avoid this, calculating the time while the region has been offline so that the rentbox dont lose neither a minute!

The Rentbox has also been scripted to makes less lag as possible:
- Only 1 script plus 1 to record the payments (It records up to 200 payments instead of the normal 17-18 of other rentboxes that have this feature!).
- Most rentboxes count the time by the second, making a lot of lag cause the script read the timer event 60 times per minute, and you could imagine how much lag could make this if you have 50 or 100 rentboxes on the same region, is also useless cause the LSL language have some commands that allow to make accurate the count without have to call the timer event every second. This Rentbox counts the time by the minute, calling the timer event just once a minute. 100 Of those rentboxes has been tested in a region and the sim time didn t dropped neither by 1 ms!
The pack include a Rentbox and a Server (both copy and mod, unless scripts that are no mod).
The server handle up to 50 rentboxes, if you need to have more rentboxes to check just use several servers setted with different channels (instructions inside).
The server can also update all the rentboxes at once, like if you need to make monthly discounts, promotions, or just change the prices, prims amount etc. without have to waste a lot of time editing each rentbox.
The Rentbox has also a lot of settings that you could change:
1- Change the hovertext title
2- Set to show or hide the hovertext once it is rented
3- Set the notecard name that will be given for info on the rental
4- Set the weekly fee
5- Set prims amount
6- Set rental space in sqm or hide it, like for shops rental
7- Set discount % for monthly payments
8- Set discount % Promo only for 1st month payed
9- Set the rental offset <x,y,z>, so that once it is payed it change position
10- Resize when rented <x,y,z>, so that the rentbox will change size once it is rented
11- Set Refund %
12- Set max days in arrear
13- Set minimum weeks to pay
14- Set maximum weeks to pay
15- Set remindings, you could edit with "Yes" or "No" separately the remindings on 1 week remaining, 3 days, 2 days and 1 day remaining.
16- Enable or disable a "Thank You" effect that will be shown every time that the rentbox is payed, it works with a scaling cloud and an harp sound
17- Enable or disable payments by proxy, so that the rentbox is payable by every resident or just by the tenant
18- Option to be messaged with an Email on payments or expired rent
19- Split payments with a partner
20- Set Partner income in %
21- Set the server channel to use the networked system
22- Enable or Disable an option that will IM you when a tenant select or remove the "Not Renew" option
Other than those settings you can manage directly using the menu of the rentbox:
- Reserving the rentbox to a specific resident
- Lock the rentbox or unlock it, to allow or forbid payments
- Get the list of the payments or clear it (It records up to 200 payments!!!)
- Get info on the rental, such as tenant name, price per week, time remaining, Parcel prims, prims used
- Evict the tenant without refunds
- Refund the tenant removing him from the rentbox
- Edit the Name of the tenant
- Edit the time remaining
- Reload the settings notecard
The tenant will be able to check his time remaining looking on the rentbox or clicking it and chosing "info", he will be able also to select or remove the "not renew" option.
If you wish to use your own textures just delete the ones inside of the rentbox and drag in your own, renaming them with the same name of the standard textures.
The Rentbox and Server are boxed in the object you ll buy, you just need to open the content of it to extract the Rentbox and the Server, is also included a notecard with instructions.
