This modern railing is a mesh object, full perm for builders, easy to texture. You can apply 2 different textures. You can apply your own textures as a normal prim. Instructions are included in the folder. The modern railing is 3 pieces, one railing for floor, one railing jolly, one railing for stairs.
You can assemble them so you will have a railing long as you wish or you can build easy a corner.
They are 1 prim each (three pieces linked become 2 prims).
You need Viewer 3 or some else viewer compatible with meshes to see properly a mesh object.
The modern railing pieces are 1 prim each, but as all mesh objects, If you resize, link or unlink it with other objects it could increase the prim counts.
You can modify and resell it as a part of your creation with limited permissions (ex.: modify/copy or modify/transfer or only copy).
You cannot resell or distribute this modern railing with full permissions or both copy and transf permissions.

Fantastic Product
Maybe the other reviewers aren't very good builders? I love this railing system, I use it all the time. You don't need AO maps for it - it's steel and wood, you just tint the colors.
These look great at first glance... BUT
when you go to use them, you're stuck with the textures on them, because there are no AO maps. Plus, the stair railing, as you can see in the picture is not quite right. It doesn't have any uniformity to the placing of the rails, so it doesn't adjust well to other prims. Plus, the center piece is not centered at all. Wish there'd been a demo, I could have saved my lindens.
Not worth the price
3 pieces. No maps. Doesn't particularly link well. 2 stars for style. 0 for execution here
