Ballinger's Raised Beach Cottage is typical of early-20th Century cottages along the East and Gulf Coasts of the US. Built on stilts or piers, some were closed in for aesthetic reasons, with the living area raised to avoid tidal surges. Some were added to over the years, resulting in varied roof lines.

Facing the entrance to the cottage, there is a small guest house with ensuite at ground level. Opposite it is the divided stair up to the front porch and front doors into the Sun Room. Off this is the Great Room, which combines Living, Dining and Kitchen [whose walls are covered with the same wood as the flooring. Opening off this area is the cozy Study with a fireplace for those cool evenings. The other side leads to a small Hallway to the Master suite, Hall Bath and Guest Room, which has its own Terrace. Every room, except baths, has access to a Terrace.

On the beachfront of the cottage is a large covered Pergola and a covered lanai flanking a grassy lawn. Steps lead down to the beach level. If you can terraform, or your landlord will do it for you, the cottage can be set into the ground so the beachfront is close to sand level and you can remove the stairs completely there.

Exterior doors are manually operated, but interior ones are set to open automatically, a feature that can be changed by the owner. The shutters and windows in the kitchen area open and close.
