Chin Rey's Coniston Cottage 1610 is a series of cottages or small houses with a neutral late 20th century European style.

Common to all three models in the series are:
+ 16x10 m size
+ A land impact (prim count) of only 5(!)
+ Single framed large pane windows
+ A simple but effective prim door
+ A movable and removable divider semiwall
+ Texture floorboard
+ Closed, low pitched gable roof

Like all my houses, the Coniston Cottage 1610 01 is fully modifiable and I hope you will retexture your home to fit your taste and style and the surroundings you place it in. But to get you started, I have made it in two very different styles. The version here comes with light flagstone walls and green window and door frames as default.

All Chin Rey houses are:

• Copyable
Keep a backup copy of the house in your inventory - and rez as many copies as you like on your own land.

• Modifiable
Don't like the wallpaper or the floor? No problem, just replace with whatever texture you like. The houses even come with a texturing tutorial for beginners in case you've never done it before.
You can change the size too if you like. All Chin Rey houses are built to an average SL scale - about 1.2 to 1.25 times natural size but if you don't like that, it's easy to change either manually or with the included MBAGR resizer script.

• Made in Second Life for Second Life
Mesh in Second Life is not quite like mesh in other 3D environments. Many mesh items on the market were originally made for other environments and fails to account for the peculiarities of Second Life mesh.

• Made for all graphics settings
Looking good even with graphics preferences set to low and better the higher you go.

• Low LI
Land impact - aka "prim count" - is one of the main limiting factors to what we can have in Second Life. All my builds, whether they are made from mesh or prims or both, have been optimized to include as many details and features as possible with the lowest possible LI.

• LOD resistant
Everything we see in Second Life as well as in real life looses some details when seen at some distance. That is inevitable but some sculpts and meshes looses way too many details way too soon as we move away from them. The level of details - or LOD as it's called - is a crucial factor in the quality of mesh.

• Low lag
It doesn't matter how great a build is if all you actually see are some gray shapes and moving around feels like swimming in molasses.

• Made with exact physics models
- or at least as exact as Second Life allows. Have you ever been in mesh houses where your feet sink into the floor or hover visibly above it? Where you can walk halfway into - or even completely though - the walls? Where you *can't* walk through the doorways? You'll never have any such problems with a Chin Rey house.

All Chin Rey houses copyable and modifiable.

That means you have permission to:
+ Modify the house any way you like
+ Make as many copies as you like for your own use in Second Life and for backup.
+ Use as many modified or unmodified copies as you like as in public buildings within Second Life owned by you or a group where you are one of the owners.
+ Use as many modified or unmodified copies as you like as rental properties within Second Life owned by you or a group where you are one of the owners.
+ Keep a backup copy stored on your own personal computer.

You do *not* have permission to:
+ Distribute it in any way. (This includes rezzing copies of the house on other people's land for other people's use!)
+ Use the house in any way outside Second Life

This is well worth it. The door is facing the wrong way, architecturally speaking, but it is easy to change. I turned the door, added the flower-box from the Langdale cottage (it didn't increase the LI) and made the window frames off-white, and it looks great! My tenants love it. I recommend it.
