The Minuet Studio is 100% mesh and as it is has a land impact of 2.
The perms are MOD and COPY, (the scripts are no mod which will make the prim appear as no mod, but you can modify the build, just not the scripts).

The build is 10 m by 23 m, consisting of a twin spacious rooms of approx 10 sqm with leaded triple aspect windows. There is an opening between the rooms. The decor is bright and the walls are a shaded and textured uv map which contain a tinting script, so you can color each room to your taste. The floor has bump maps and specular materials..
