The Modern Studio has a Land impact of 16 prims not including the lights.
The lights will add an additional 14 prims but can be easily removed.
The build fits a land size of 720 m2 with dimensions equal to 30 feet Wide By 24 Deep.

Please be aware of unlinking and linking mesh prims as they can increase the prim count. I have labeled the pieces that need to be left unlinked as they are set to phantom or will increase prim count.
If you would like to change any of the textures please let me know as I can custom the look for you.
I have used Caspertech for easy assembly especially as this build is too large to link together as one. The rez system is very simple to use and allows you to move and rotate the build to fit into your parcel simply by moving the Reconstruct rez object.
