TURTLE BAY CONDOS with optional rental system
FEATURES:
Includes 2 different structures.
One with turquoise, yellow & red color scheme units & One with purple, green & blue units. all set ready to rent.

Although i did design them for a beach setting, they look great in any rustic atmosphere.
It is a quality mesh build with quality baked textures implementing shadows and occlusions giving a life like feel.
Includes an optional custom rental system with a few bells and whistles.
The rental system works in conjunction with the security system, windows, doors and flower texture change.
The rental system is initially set up to provide access to the above features isolating to each condo unit.
Only the renter (& owner + mg.) will have access to these features, providing the renter control over who can
open/close the doors & windows as well as access the flower texture change menu.
Under each unit there is a space designed to provide the renter additional space. Ideal for a small shop or open garage.
The rental system is copyable, therefor you could set up the lower space for addition shop rentals.

- Rental & Security System -
FEATURES: This rental system was designed for the "Turtle Bay Condos" build, but can be used for any dwelling on your sim.
It works in conjunction with the security system allowing the renter access to the windows, doors & flower texture change.
OWNER SETTINGS [in configuration NC (.RentConfig)] :
A. Set to rent by hour, day or week
B. Set amount per period above.
C. Set a minimum number of periods to pay
D. Set a maximum number of periods to pay
C. Set number of prims allowed to use by the renter
E. Allow anyone to pay renters box to extend rent
F. Set renters pay reminder message, days.
G. Set number of days to send warning message of rent overdue (will go to renter & owner)
H. Set size of rental box, occupied & unoccupied
I. Add managers to have access to rental box menu.
MENU BUTTONS:
Setup - Allows owner to manually enter a renters stay by hours.
ShowHover - Toggles hover text off/on
Positions - Sets rental boxes unoccupied & occupied positions.
(DETAILS)(MANDITORY) Once you have rezzed and moved the "Turtle Bay Condos" to it's final resting place,
you will need to set the rental boxes positions.
Unoccupied/Vacant position is set by simply selecting (Positions>Pos.Vacant)
Occupied/Rented position is set by (Positions>Pos.Rented), a small box will rez above the rental box,
Move it to the desired "occupied" position, then touch the rezzed box and it will delete. Occupied position will be set.
NOTE: The rental box will retain the set positions until they are reset.
So if you move the building you will need to reset the positions.
Evict - Will clear the existing renter stay and clear all the Security "Allowed" AV's from the previous renters list.(see security)
Reset - Will reset the rental boxes script and you will need to accept/allow permissions.
SECURITY SYSTEM
Working in conjunction with the rental system, it provides the owner and renter control over who has access to open/close windows & doors as well as
access to the flower texture change menu for the rented unit only. Providing the renter with more of a sense of ownership.
MENU BUTTONS
Turn Off/On - Toggles the security system off/on
Scan2Allow - Scans for avatars within 20 meters, provides a selectable list of avatars to give access doors, windows & flower texture change.
Delete - Provides a list of avatars that have been added to the access list, allowing you to delete their names from the list.
QUESTIONS:
Q - Can I use the build without the rental & security system?
A - Yes, simply touch the security unit for each lock and toggle it off on the dialog menu, then delete the locks & rental boxes.
Q - Can I use my own textures on the build?
A - Yes, you will have mod permissions.
Q - Can I use the rental system on other buildings or dwelling?
A - Yes, See "Setting Up Additional Rentals"

Great concept, texturing and price
This is a great set with very nice textures and features and I love the colours. The idea of having storage underneath for a boat or for a gatcha sale table is great!
It's even on mod so that you can move the stairs or make adjustments if doesn't fit on your land.
But the mod only goes so far before it runs into the problem of baked-in shadows or houses that don't "stand" alone. That means I can't take out one house and put it up on a deck to the side of the three, if I can't fit a whole other three on a lot. That's frustrating.
I realize much more work would have to go into into making it fully moddable and able to be disassembled, and give than most island parcels are 4096s and square, there wouldn't likely be a demand for it. But on the rocky weirdly-shaped mainland, it's an issue.
Even so, I will have use for it and I think it's a great idea!
Great buy, worth twice what they're asking.
Without hyperbole, this is a great buy, i have land with 4 other friends and we were able to have 5 houses for us and a TV room that we can all hang out in. Very customizable which was great because we needed more prims. I'm super happy and so are all my friends, i would buy again.

Perfection
As a professional Sim designer these little condos fit the bill for the needs. I strive for perfection of realism in my designs for clients. So, quality buildings are a most have in my arsenal . they not only look the part but they also provide ample space with in for renters needs unlike most other buildings of tis fashion that are either 2 small to RP inside of or way to big to use for beach buildings at low prim rentals . I give 4 stars . would of gone 5 if the under side was a bit more friendly to rip out the storage areas with out leaving the shadows in view . would of enjoyed more if I could have taken them out and the textures stayed as if they were never there
Great Little Huts
These were just what i was looking for in a small beach type hut, they look great on my sim and plenty of camera pan room inside! And they are already set up to rent. Great product!
