Ballinger's Villa Ephrussi is based on the RL villa of the same name, built between 1905-12 by Baroness Béatrice de Rothschild in Saint-Jean-Cap-Ferrat. Considered one of the most magnificent on the Riviera, the Baroness bequeathed the estate to France upon her death in 1934.
This villa has a Land Impact of 337 Prims and a Footprint of 49m wide by 57m deep, including the terrace. A grand Foyer leads directly into the two story Grand Salon with sweeping vistas of gardens or sea; flanking it are the Drawing Room, Dining Room, Library with fireplace and controllable fire, and Morning Room and Stair Hall. Upstairs a large Sitting Area leads to the gallery with arched openings looking down the the Salon. Three large Bedrooms and a smaller Bedroom/Bath/Nursery surround the gallery on two sides, with two of the rooms having access to a Balcony over the entrance. The other two sides encompass the Master Suite with its four rooms. Windows facing the Garden/Sea side of the house open to let in the breezes, as do the doors of the salon [all owner-controlled by holding a left click for a drop-down menu.] Curtains in the master sitting room open and close with a touch.
