You will need around a 20 X 20 area to rez this house with comfortable spacing .

This house dose not come furnished and is 65 prims in total with the added working curtains.

The house is copy/mod so if you wish to change it in any way, by all means do it and make your own custom modifications.
This house is not transferable.

It comes all neatly tucked away in a rez box for your convenience. (strawberry shaped)
Just touch "rez" and move the box to its desired position, select Stealth to get rid of the green floating text and click FINNISH! and delete the rez box.
The house will Rez out from the rezbox so place it at the edge of your land and it should pop out behind it :D
