Ballinger's New Orleans2 is based on a grand old mansion in the Garden District, called the Grinnen House. It's located on Prytania St. and is still a private residence.

Enter the house to the grand Foyer, with its dramatic mural, sweeping staircase and candle-lit chandelier [with on/off]. To the left are the Living Room and beyond that the Parlour with a Conservatory and Library Alcove. Beyond the Foyer, double doors capped by a fanlight, lead to the magnificent Dining Room with its own chandelier and a fireplace. Through the hidden door, you access the kitchen and staff quarters on 2 levels. [this could be an in-law suite or a rental unit.] Accessible from the Dining Room and Foyer is a covered Veranda.

Upstairs a large hall gives access to the Master Bedroom with Ensuite, plus three other Bedrooms, one of which could be a hall bath or nursery. The Guest bedroom and the hallway have access to another Veranda.
